Terms and conditions for seasonal renting

1. Activity

Svetlana Mallorca arranges for rentals on behalf of the corresponding house owner or administrator for the property to be let. Svetlana Mallorca is not a tour operator or travel agent and only acts as an intermediary. Other services than those mentioned in the lease, do not have to be provided by Svetlana Mallorca.

2. Booking and payment

Svetlana Mallorca will confirm bookings by e-mail, and thereby the booking is binding. The booking is carried out on behalf of the owner, or administrator of the property to be let. The booking is valid for the specified period of time and the number of registered persons. After receiving the booking confirmation, a deposit payment of 30 percent of the total price is due. This amount is to be transferred to Svetlana Mallorca within 5 working days. Otherwise, the reservation will expire and the tenants are no longer entitled to the property. The final payment of the agreed amount after deduction of the deposit already paid, is to be done, unless otherwise agreed, in cash, upon arrival to the owner or his representative on site.

3. Security Deposit

If a deposit is required, then this is basically to be deposited in cash. It ensures the performance and obligations of the tenant. Upon departure, when returning the keys, the deposit will be returned.

 4. Liability

The property information (size of the house, lot size and estimated distances) is based on information received from the owner, who is liable for the accuracy of the given information. Svetlana Mallorca is seeking to verify the information with all the property owners on a regular basis. For changes that are made locally by a third party or of which Svetlana Mallorca has no knowledge, Svetlana Mallorca does not accept responsibility. For any impact on the rental properties by Force Majeure, such as strike, war, earthquakes, unforeseen construction noise, power and water cut, or bad weather circumstances, Svetlana Mallorca is not responsible. If due to acts of violence the property can not be used and no replacement can be arranged for, the liability is limited to the amount of the payments already made. The use of the rental property, including all associated outdoor facilities and equipment is made solely at the tenant´s risk. The owner and Svetlana Mallorca accept no liability in case of accidents. The tenant is the only responsible for his belongings and valuables brought into the property. The owner and Svetlana Mallorca are not responsible for burglaries.

 5. Damages

The tenant is personally liable for damages caused by himself or visitors. Damage is to be reported to the owner or to Svetlana Mallorca. The tenant is asked to check the inventory upon arrival and report any defects within 24 hours to the owner or to Svetlana Mallorca.

6. Cancellation

Should you wish to cancel your booking once it has been confirmed, the cancellation by the tenant must be made in writing (email). The following cancellation charges are due of the total amount:
● Up to 90 days before arrival: 30% penalty is applied.
● From 89 to 30 days before arrival: 50% penalty is applied.
● 29 days or less before arrival: No refund will be made.

The processing fee for a change or cancellation is 50 €.

 7. We reserve the right to cancel your booking under the following circumstances:

7.1 If the tenant or one of the persons in the group or family deliberately causes damage to the property or to the facilities of the property. Under this circumstances the remaining rental price will not be refunded.

7.2 If the tenant or one of the persons in the group or family do not follow the house rules or bothers or endangers other persons inappropriately. No refund will be made under these circumstances.

7.3 If the tenant fails to pay the remaining amount of the rental upon arrival or does not leave the deposit as agreed upon.

 8. Additional services

For all other services offered by Svetlana Mallorca, for example in the intermediation of a rental car are exclusively external services between the customer and the relevant party. All claims of the customer must be made with the respective service providers.

10. Performance - Jurisdiction

All claims shall be submitted to the respective owners or landlords. Performance and legal domicile is the location of the property or the residence of the owner or the landlord.
