Rules

Terms and Conditions for Holiday Rentals – SM Holiday Properties (Mallorca)

To confirm your reservation, a 30% deposit of the total amount is required. Upon arrival, guests must pay a cash security deposit of €500, which will be refunded at the end of the stay, provided the property is returned in the agreed condition. If previously agreed, the electricity consumption will be deducted from the deposit after reading the meter.

The final cleaning carries an additional fee of €300, only if specified at the time of booking.
A management fee of 6.3% applies.

Outdoor or garage parking is available without prior reservation.

A cot and a high chair are provided free of charge, upon request. A second cot is available at a cost of €10 per day.
Where an extra bed can be added to the room, and subject to availability, the cost is €38 per day.


Before your arrival

Fifteen days before your arrival, please contact the reception agency to inform us of your estimated arrival time (including flight or ferry number, if applicable) and to arrange key collection.

Upon arrival in Mallorca, please send an SMS or WhatsApp to +34 638 45 51 58 and go directly to the accommodation or to the previously agreed meeting point.

Reception will send you a link to complete your online check-in, where you’ll be asked to fill in your details, scan your passport, and sign electronically. This is required to comply with the Spanish Ministry of the Interior (HOSPEDAJES platform).

Keys will be left in a secure key box. If any amount is outstanding, it must be paid the next day directly to the agency.

All relevant information for your stay will be available via the SM Holiday Properties mobile app, which will be provided upon booking confirmation.


Check-in/out & additional charges

  • For check-ins after 11:00 PM, a €50 supplement applies.

  • For late check-outs, subject to availability, the charges are:

    • €60 until 1:00 PM

    • €90 until 5:00 PM

During low season, check-in and check-out times may be flexible, upon consultation with the agency.


Tourist Tax (Eco-Tax)

Since July 2016, the Balearic Government applies a tourist tax (eco-tax) of:

  • €2.20 per person per night for the first 8 nights

  • €1.10 per night from the 9th night onwards

This tax does not apply to guests under 16 years old and must be paid to the agency upon arrival.
