Holiday Rental Terms and Conditions in Mallorca – SM Holiday Properties

Booking and Deposit

To secure your stay in our villa, a deposit of 30% of the total reservation amount is required. Your booking will be confirmed once this payment is received.

Security Deposit

Upon arrival, a cash security deposit of €500 is required. It will be refunded at the end of your stay, provided the villa is returned in perfect condition. If previously agreed, the actual electricity consumption will be deducted from the deposit after checking the meter.

Final Cleaning and Fees

The final cleaning fee is €290, applicable only if specified at the time of booking.

The management commission is 6.3%.

Parking

We offer outdoor parking and a private garage, with no prior reservation needed.

Families and Children

For the comfort of the little ones:

  • A baby cot and highchair are provided free of charge upon request.

  • Second cot: €10 per day.

  • Extra bed in available rooms: €38 per day.

Check-in and Arrival

15 days before arrival, please contact our reception agency to confirm your estimated arrival time (including flight or ferry number, if applicable) and coordinate the key handover.

Upon arrival, please send an SMS or WhatsApp message to +34 638 45 51 58 and go directly to the accommodation or the previously agreed meeting point.

You will receive a link for online check-in, where you can enter your details, scan your passport, and sign electronically. This is mandatory to comply with legal registration requirements from the Ministry of the Interior.

Keys and Pending Payments

The keys will be located in a security box. Any pending payments must be settled the following day directly with the reception agency. All information regarding your stay will be available in the SM Holiday Properties app.

Additional charges for special schedules:

  • Arrivals after 23:00: €50

  • Late check-out (if available):

    • Until 13:00: €60

    • Until 17:00: €90

During low season, check-in and check-out times may be flexible upon consultation with the agency.

Tourist Tax (Eco-tax)

Since July 2016, Mallorca applies a tourist tax:

  • €2.20 per person/night for the first 8 days

  • €1.10 per person/night from the 9th day onward
    Exempt for children under 16 years. The tax must be paid to the agency upon arrival.
