Vacation Rental Terms & Conditions – Mallorca – SM Holiday Properties

Reservation and Deposit

To confirm your booking, a 30% advance payment of the total amount is required.

Security Deposit:
Upon arrival, guests are required to pay a 500 € cash deposit, refundable at the end of the stay, provided the property is returned in good condition. If previously agreed, the deposit may be used to cover electricity consumption after checking the meter.

Final Cleaning:
The final cleaning fee is 250 €, applicable only if specified at the time of booking.

Management Fee: 6.3%

Parking:
The villa offers outdoor parking or private garage with no prior reservation required.

Family Amenities

  • Cot and high chair provided free of charge upon request.

  • Second cot: 10 € per day

  • Extra bed (if available in the room): 38 € per day

Check-in & Arrival

15 days before arrival, please contact the reception agency to provide your estimated arrival time (flight or boat number if applicable) and coordinate key collection.

Upon arrival, send an SMS or WhatsApp to +34 638 45 51 58 and go directly to the villa or pre-agreed meeting point.

The reception office will send an online check-in link, where you must enter your details, scan your passport, and sign electronically. This is mandatory for compliance with the Ministry of Interior registration via the HOSPEDAJES platform.

Key Collection & Outstanding Payments

Keys will be available in a key safe. Any pending payments must be settled the next day directly at the reception office. All information regarding your stay is available in the SM Holiday Properties app.

Extra Fees:

  • Arrival after 23:00: 50 €

  • Late check-out (if available):

    • Until 13:00: 60 €

    • Until 17:00: 90 €

During low season, check-in and check-out times may be flexible, subject to prior arrangement with the agency.

Tourist Tax (Ecotax)

Since July 2016, the government applies a tourist tax:

  • 2.20 € per person/night for the first 8 days

  • 1.10 € per person/night from the ninth day onward

Children under 16 are exempt. The tax must be paid to the agency upon arrival.
