Holiday Rental Terms and Conditions in Mallorca – SM Holiday Properties

To confirm your booking, a deposit of 30% of the total amount is required. Upon arrival, tenants must pay a cash deposit of €500, which will be refunded at the end of the stay, provided the property is returned in the agreed condition. If previously agreed, the amount corresponding to electricity consumption will be deducted from the deposit after checking the meter.

The final cleaning fee is €290, only if specified at the time of booking. The management commission is 6.3%. Outdoor or garage parking is available without prior reservation.

A baby cot and highchair are provided free of charge upon request. A second cot is available at €10 per day. In rooms where an extra bed can be added and is available, the cost is €38 per day.

15 days before arrival, you must contact the reception agency to inform them of your estimated arrival time (flight or ferry number, if applicable) and arrange key collection. Upon arrival, please send an SMS or WhatsApp message to +34 638 45 51 58 and go directly to the accommodation or the previously agreed meeting point.

The reception office will send you a link for online check-in, where you must enter your details, scan your passport, and sign electronically. This information is mandatory to comply with the Ministry of Interior registration via the HOSPEDAJES platform.

The keys will be left in a security box. If any amount is outstanding, it must be paid the following day directly to the reception agency. All information regarding your stay will be available in the app provided by SM Holiday Properties.

For check-ins after 23:00, a supplement of €50 applies. In case of late check-out, if available, the fee is €60 until 13:00 and €90 until 17:00. During the low season, check-in and check-out times may be flexible, subject to prior agreement with the agency.

Since July 2016, the government charges a tourist tax (eco-tax) of €2.20 per person per night for the first eight days and €1.10 from the ninth day onward. This tax does not apply to children under 16 and must be paid to the agency upon arrival.
